Terms of service

Effective October 7, 2026 · Kit Home Inc.

These terms cover your use of kithome.ai and the client portal, and the ground rules of working with Kit Home Inc. ("Kit Home", "we", "us"). The actual remodel is governed by the written contract you sign with us; where these terms and a signed contract disagree, the contract wins.

Using the site

By using kithome.ai you agree to these terms and to our privacy policy. Use the site for its purpose: learning about our work and getting in touch. Do not scrape it, probe it, impersonate someone else on the contact form, or upload anything unlawful or infringing. We may update the site, these terms or our prices at any time; the date at the top tells you which version you are reading.

Estimates and the contract

Figures on this site, including the typical range of $100 to $150 per square foot and the 4 to 6 month timeline, describe what most of our whole home remodels look like. They are not an offer. Your price and schedule are set in the written quote we send within 48 hours of the walkthrough, and become binding only when both of us sign the contract.

The quote is a fixed price for the written scope of work it describes. It stays fixed unless the scope changes (see change orders below) or we open a wall and find something no one could have seen: active termites, hidden water damage, wiring that is unsafe to leave in place. In that case we stop, show you, price the fix, and continue only with your written approval.

Licensing and permits

Kit Home Inc. is a California licensed general contractor, license № [ license number ], bonded and insured. Contractors are required by law to be licensed and regulated by the Contractors State License Board, which has jurisdiction to investigate complaints against contractors if a complaint regarding a patent act or omission is filed within four years of the date of the alleged violation. CSLB, P.O. Box 26000, Sacramento, CA 95826.

We pull the permits your project needs and handle the plan check through our partner architect and structural engineer. You agree to give us the access and documents the city asks for (title, HOA approvals where they apply) and to let the inspector in on inspection days. Permit fees are listed in your quote at cost.

Payments and change orders

California law caps the down payment on a home improvement contract at $1,000 or 10 percent of the contract price, whichever is less, and we follow it. The rest is billed against milestones listed in your contract (materials ordered, rough in passed, finishes installed, final walkthrough). We never ask you to pay for work that has not been done or materials that have not been delivered.

Want to add or swap something after we start? Ask your project lead. Every change is written up as a change order with its price and schedule effect before any work on it begins, and nothing changes until you have approved it in the portal or in writing.

You may cancel a signed home improvement contract within three business days of signing (five if you are 65 or older) by telling us in writing. After that, cancellation terms in the contract apply.

Scheduling and site access

Your contract sets the start date, the completion date and the hours we work (typically six days a week, within local noise ordinances). We need the home empty of occupants and furniture in the rooms we are remodeling, utilities on, and a way in. Delays caused by late selections, blocked access, or a city inspection backlog move the completion date by the same number of days; we tell you the moment one happens in the portal.

Client portal

Clients get a portal account for schedule, daily photos, documents and messages. Keep your sign in to yourself; you are responsible for what happens under it. Approvals you give in the portal count as written approvals. We can suspend an account that is being misused, and we close accounts twelve months after the warranty period ends, after sending you a copy of your documents.

Photos and renderings

We photograph the work from start to finish for your portal and our records. We would love to show finished rooms in our lookbook, and we only do so with your written permission, never with your address or name unless you want them there. Renderings, drawings and material specifications we produce stay our intellectual property; you get a license to use them for your home for as long as you own it.

Warranty

Every system we touch carries a workmanship warranty for the period stated in your contract, on top of the manufacturers' warranties on the products we install. Before handover each home passes an independent air quality test and a final walkthrough with you. Tell your project lead about any warranty issue as soon as you notice it; we come back and fix it at no charge. The warranty does not cover normal wear, damage caused by others, or changes made to our work by someone else.

Liability

The site is provided as it is; we do our best to keep it accurate but do not promise it is free of errors or always available. To the extent California law allows, Kit Home's total liability arising from your use of the site is limited to $100, and liability under a remodeling contract is limited to the contract price and governed by that contract. Nothing here limits liability that cannot be limited by law, including for our own gross negligence or wilful misconduct.

Disputes

If something goes wrong, talk to your project lead first; most issues are solved the same week. If we cannot agree, either of us may ask for mediation through a Bay Area mediator before going further. These terms are governed by California law, and any dispute is heard in the courts of Santa Clara County, California. You may also file a complaint with the Contractors State License Board at any time.
